HOW A SHORT SALE WORKS
We're proud to be part of the following global networks of distinguished brokerage companies:
1. Free consultation
We review your loan, your home's value, and your timeline, and tell you honestly whether a short sale fits.
2. Lender package
We help you assemble the hardship letter and financial documents your lender requires.
3. List and market
Your home goes on the MLS like any other listing, priced to attract an offer your lender can approve.
4. Negotiate and close
We take your buyer's offer to the lender and push for approval, which typically takes 30 to 120 days. Once approved, the sale closes and the debt is settled per the approval terms.
QUESTIONS SELLERS ASK
Mile High Luxury, powered by Real Broker, LLC: 10+ years selling Denver real estate and $100M+ in career sales. Short sales are subject to lender approval. We are not attorneys or tax advisors; consult a CPA and an attorney about your situation.
Does a short sale cost me anything?
In most cases, no. The lender typically pays the real estate commissions out of the sale proceeds.
How long does it take?
Lender approval typically takes 30 to 120 days after an offer is submitted. Starting early gives you the most options.
Will it stop my foreclosure?
It can, if your lender agrees to postpone the foreclosure while the short sale is reviewed. Timing matters, so reach out as early as you can.
Will I owe taxes on the forgiven debt?
Possibly. Forgiven mortgage debt can be taxable depending on your situation. Talk to a CPA before you sign anything.
