Last night a proposed project notification came through my inbox that simply read 3939 Williams with four different property types including 400K SF of class A multi-family, 200K SF of hospitality, 65K SF of retail and 318K SF of class A office. This morning I decided to see what this beast of project could look like and found myself fascinated with what's being proposed. Location highlights include easy light rail and I-70 access, while design-wise this mixed use project looks like an incredibly clever way to utilize spaces old and new while maintaining the vibe of the overall area. For the first time this cycle Denver's annual growth rate came in below the national average at a meager 1.9%. Rents were virtually unchanged in Cherry Creek and Downtown Denver year over year as many high end properties are resorting to concessions. Two suburban sub markets; Aurora and Jefferson County-saw the best high end rent gains at 3% and 7% respectively. Average asking rent for the Denver Market is currently at $1,326.
